Timberhill Commons Affordable Housing Eligibility: How It Works

Prospective renter reviewing affordable housing eligibility information on a laptop before applying for an apartment in Leon Valley.

Affordable housing is easier to understand when you know what determines qualification before you apply. Timberhill Commons affordable housing eligibility applies to select residences in our Affordable Housing program, while other homes are market-rate. For a designated residence, you must meet the applicable household-size income requirement, our traditional rental criteria, and acceptable proof-of-income requirements. The apartment must also be currently designated and available. Starting with those details can give you a much clearer picture than looking at monthly rent alone.

We offer market-rate homes along with select residences reserved for our Affordable Housing program. Eligibility begins with the designated apartment, not simply with a floor plan name or the rent shown online.

For a designated home, household size and income are part of the qualification process in addition to our traditional rental criteria. You can review the current Affordable Housing requirements before applying, then confirm which income requirement applies to the particular residence you are considering.

Our current criteria include both 80% Limit and 140% Limit figures. Do not interpret these as a simple minimum-to-maximum income range. The requirement that applies to you depends on your designated residence and current program details, so confirm that information before submitting an application.

Household size directly affects the published income figures. For a one-person household, the current figures are $49,520 under the 80% Limit and $86,660 under the 140% Limit. For two people, they are $56,640 and $99,120. A three-person household currently shows $63,760 and $111,580.

For larger households, the published figures continue to increase. A four-person household shows $70,800 under the 80% Limit and $123,900 under the 140% Limit. For five people, the figures are $76,480 and $133,840, while a six-person household currently shows $82,160 and $143,780.

For example, if two people will live in the apartment, seeing $56,640 and $99,120 on the current criteria does not mean the household needs to earn somewhere between those amounts. Ask us which limit applies to the designated residence you are considering.

The Texas affordable housing income-limit guidance provides broader context for why income limits can change based on household size and housing program. The figures that matter for your application, however, are the current requirements tied to the designated home.

Once eligibility is clear, consider how much space your household needs. A one-person household may find studio apartments in Leon Valley useful, while shared households can consider apartment layouts for roommates in Leon Valley. Make those layout decisions after you confirm which residences are available.

Before submitting an application, have a clear picture of three things: how many people will be included in the household, the household income information you may need to document, and the designated apartment you are interested in.

Then confirm which income limit applies to that residence and what forms of proof of income we currently accept. If household income varies during the year or comes from more than one adult, ask how to handle documentation rather than estimating eligibility yourself.

Income limits and program availability can also change. Avoid relying on an old screenshot or figures saved during an earlier apartment search. Use the current criteria available when you are ready to apply.

Meeting an income requirement does not automatically mean an application will be approved. Our traditional rental criteria still apply, and a qualifying designated residence must also be available for your preferred move timing.

If you are reviewing Timberhill Commons affordable housing eligibility, contact Timberhill Commons at (830) 227-8745 before applying. We can confirm the current household-size income requirement for the designated residence, acceptable proof of income, traditional rental criteria, and current program availability. That gives you useful information before you spend time preparing an application and helps you focus on homes that fit the current program requirements.
